  • Homeownership counseling certificate required prior to closing if a First Time Homebuyer

1. Subject to Credit Approval. Not all applicants are eligible. HomeBright Assist is a lender grant available only with an eligible Fannie Mae HomeReady® first mortgage originated and closed by United Bank. Program is available for eligible purchase transactions of a primary residence only. Property must be located in an eligible United Bank assessment area, and borrower income limits apply. Grant amount is capped at the lesser of $6,000 or 3% of the sales price or appraised value, whichever is less. Grant funds may be applied toward eligible down payment and/or closing costs, subject to program guidelines. No cash back from grant funds is allowed. Program availability and funding are subject to program limits and caps. Borrowers must meet HomeBright Assist and Fannie Mae HomeReady® eligibility requirements, including but not limited to maximum loan-to-value, maximum loan amount, minimum credit score, income limits, property requirements, and underwriting guidelines. Homebuyer education may be required. HomeReady® is a registered trademark of Fannie Mae. Mortgage insurance is required for properties with over 90.01% to 97% loan-to-value. Grant program may be considered taxable income. A 1099-MISC may be issued. Borrowers should consult with a tax advisor.
